The Real Estate Project Lead EMEA (Europe, Middle East, Africa) will be experienced in all types of real estate transactions: Propertytypes include: Land, office, manufacturing and distribution facilities Commercial transaction types: New Lease, Lease Renewal, Sub-Lease, Lease Termination, Sale-Leaseback, License Agreements, Purchase Property, Sale The Real Estate Project Lead is responsible for preparing, recommending and implementing the transaction including planning, tracking, evaluating and reporting on the performance of the required activities from project activation through move-in for various internal businesses and functions. The Real Estate Project Lead must be skilled in negotiating multi-million dollar, complex transactions including the performance of associated financial analysis to support recommendations, management and negotiation of entitlement process including development of the agreements, support for the negotiations and overseeing the completion of due diligence required of the transaction. The Real Estate Project Lead must possess the ability to work with a wide variety of internal functions and external third parties including various brokerage representatives, legal firms and landlords/property managers
40 % Project leadership for the execution of real estate transactions, including financial analysis, market information, offering terms and conditions, marketing materials, contract review, and negotiations. 20% Work cross functionally along all lines of internal functions and assist in the development of short and long range real estate requirements for the project 10% Maintain excellent relationships with internal customers, senior management, legal, tax, risk management, landlords, vendors, consultants, local and state officials and external brokers 10% Develop business justification and recommendations for presentation to key stakeholder groups (including Business Leadership) for approval; Prepare financial analysis for all transactions and projects 10% Alignment to internal processes including provide updates and report tracking of project status/milestones and adhering to requirements for documentation management 10% Support and lead projects for sourcing of Warehouse and Terminal facilities for logistics usage.
Minimum Required Qualifications
+ Master Degree university. preferably in business, engineering, math or computer science
+ Minimum of 8 - 10 years of transaction experience in commercial or corporate real estate with familiarity of construction practices as well as leading internal and external teams required to execute the transaction
+ Strong process and project management skills - Experience delivering internal processes; including updates, tracking of project status/milestones and adhering to requirements for documentation management
+ Knowledge of real estate industry, property management and accounting procedures as they relate to real estate, experience performing detailed financial modeling, and complex negotiations; understanding of Real Estate Market, types of transactions, and various deal structures
+ Strong skill set in the following areas: negotiations, written and oral communication, financial modeling, budgeting and project management
+ Broad Strategic Capability - skills in developing business justification and recommendations for presentation to key stakeholder groups (including Business Leadership) for approval; Prepare financial analysis for all transactions and projects
+ Strong financial and business acumen
+ Proven ability to deliver results through best practices and consistent service delivery
+ Demonstrated relationship building skills across all levels in the organization (business, functions, and Third Party vendors). Work cross functionally along all lines of internal functions and assist in the development of short and long range real estate requirements for the project
+ Able to work independently and as part of a team that include in-house and outsourced resources
+ Able to travel 25%
+ Fluent in written and spoken business English
+ MBA with focus on Corporate Real Estate
+ Project and process management experience- Proven track record of delivering results and managing concurrent complex issues to completion.
